Property Management in Southwark

One of London's most varied boroughs: riverside warehouses in Bermondsey, the buzz of Peckham, leafy Dulwich and the Georgian terraces of Camberwell and Walworth, each with its own rental rhythm.

The Southwark rental market in 2026

Property management in Southwark means handling one of the most diverse rental markets in London. The borough runs from the riverside at Borough and Bermondsey, through Walworth and Camberwell, down to Peckham and the edge of Dulwich: SE1, SE5, SE15, SE16, SE17 and SE22. Each of those pockets lets to a different tenant at a different price, which makes accurate, street-level pricing more important here than in more uniform boroughs. Demand is strong and broad-based: City and Bridge-area professionals at the riverside end, a large and well-established creative and young-professional market in Peckham and Camberwell, and families towards Dulwich. A correctly priced, well-presented Southwark property rarely struggles to let.

As a broad guide, a one-bedroom flat in Southwark currently lets in the region of £1,700–£2,300 pcm and a two-bedroom around £2,200–£3,000 pcm, with riverside Bermondsey and Shad Thames at the top of that range and Walworth, Camberwell and Peckham offering better value per room. Because so much of the borough is sharer- and conversion-driven, the landlords who do best are those who price per the specific micro-market, present the property properly, and have every certificate in place before the first viewing.

Letting across Bermondsey, Peckham, Dulwich, Camberwell, Borough and Walworth

Southwark's sub-markets could hardly be more different. A letting agent in Bermondsey (SE1, SE16) works riverside warehouse conversions and new-build apartments around Shad Thames and Bermondsey Street, letting to professionals who pay a premium for the river and the Jubilee line. Peckham (SE15) has become one of South London's most in-demand postcodes: Victorian conversions and ex-local-authority flats letting to a young creative and professional crowd, with strong sharer demand around Bellenden Road and Rye Lane.

Camberwell (SE5) blends Georgian and Victorian terraces with a large student and NHS/King's College Hospital tenant base, much of it let room-by-room. Dulwich (SE22) is the family end: larger houses, longer tenancies and tenants who pay for condition and school catchments. Borough (SE1) is prime and central, letting to City professionals near the market and the river, while Walworth (SE17) around the Elephant & Castle regeneration offers newer stock and improving value. Knowing which streets pull which tenant is the difference between a fast letting and a stale listing.

Who rents in Southwark

Southwark's tenant base is as varied as its housing. The riverside at Borough and Bermondsey draws City and professional-services tenants on twelve-month lets who expect a polished, fully compliant flat. Peckham and Camberwell are dominated by young professionals, creatives, students and NHS staff, much of it sharer demand that turns over more frequently and leans heavily on fast, accurate referencing. Dulwich brings a settled family market on longer tenancies. Across the borough a significant share of larger houses is let room-by-room, which makes HMO compliance one of the defining issues for Southwark landlords, and one where getting it wrong is expensive.

The housing stock, and the compliance quirks it brings

Southwark's stock spans Georgian and Victorian terraces, ex-local-authority blocks, riverside warehouse conversions and new-build regeneration apartments, each with its own compliance profile. Period conversions in Camberwell, Peckham and Walworth frequently return unsatisfactory EICR findings around shared sub-mains and ageing consumer units that must be put right before a tenancy. Warehouse conversions at the riverside carry alteration restrictions and service-charge complexity, while regeneration new-builds around Elephant & Castle bring block-management and ground-rent considerations.

The defining compliance question across much of Southwark, though, is houses in multiple occupation. With heavy sharer and student demand in Camberwell and Peckham, a large share of the borough's family-sized houses are let room-by-room, bringing Southwark's HMO licensing, room-size and fire-safety rules firmly into play. Landlords who are not certain whether their property needs a licence should read our detailed guide to HMO rules and licensing, the principles it sets out for South-East London apply directly to Southwark's multi-let stock. Mis-handling an HMO here is the single most costly mistake a Southwark landlord can make.

Why Southwark landlords choose lettings specialists over estate agents

Southwark's high streets are full of estate agents who list a rental beside their sales boards, then hand the tenancy to a separate management desk and a chain of subcontractors for certificates, cleaning and repairs. In a borough this varied, and this HMO-heavy, that fragmentation is exactly where lettings go wrong: a licence overlooked, an EICR remedial left undone, a deposit dispute at check-out. As a dedicated lettings and property management firm, AIHPG does not sell houses; we let and manage them, and every part of the job, photography, viewings, referencing, cleaning, inventory and every compliance certificate, is delivered by our own in-house teams. For a Southwark landlord whose priority is a compliant, well-let property turned around quickly, a lettings specialist who controls the whole chain beats a sales-led agent who subcontracts the parts that matter most.

What we do for Southwark landlords

All In House Property Group manages property across the whole of Southwark, from single riverside flats in Bermondsey to multi-let houses in Camberwell and Peckham and family homes in Dulwich. Because cleaning, inventory, EICR, gas safety, EPC and decoration are all delivered in-house rather than subcontracted, we turn a property around between tenancies in days rather than weeks: which, across a borough with this much sharer turnover, is often the single change that lifts annual yield.

  • Let only service: photography, viewings, referencing, tenancy setup, cleaning, inventory and all compliance certificates included at one commission
  • Full property management: ongoing rent collection, tenant liaison, routine inspections, repair handling and Ombudsman-compliant record-keeping
  • AIIC-accredited check-in, check-out and mid-term inspection reports, essential where sharer and HMO turnover is high
  • Documented tenant replacement during the rental period: no additional letting fee, with cleaning and inventory for the new tenancy charged as normal
