Who we are, what makes us different, and how we compare on price.

What does 'all in-house' actually mean?
Every service is delivered by AIHPG staff rather than subcontracted to third parties. Our cleaners, inventory clerks, decorators, property managers and letting agents are all on our payroll. This is how we can include services others charge for separately. There's no contractor mark-up to pass on to the landlord.
What makes AIHPG different from other London letting agents?
Three things. First, everything is in-house: cleaning, inventory, EICR, gas safety, EPC, and decoration are all included in our commissions rather than billed as line-item extras. Second, we guarantee a 12-month rental period, not just the initial tenancy. Third, our commission structure is honest: the quoted rate is the rate, with no end-of-year invoices for things 'not covered'.
Do you cost more because services are included?
No. Our commissions sit within market rates for London, 7.5% to 8.5% depending on service pack. The difference is that at those rates we include services most agents charge for separately. A typical agent charges similar commission and then adds cleaning, inventory and compliance certificates as extras.

What's included, how fees work, typical timelines.

What's included in a let-only service?
At the Service Pack Two level: professional photography, portal listings (Rightmove, Zoopla, OnTheMarket), accompanied viewings, full tenant referencing, tenancy agreement drafting, deposit registration, AIIC-accredited check-in inventory, end-of-tenancy clean for the new tenant, EICR, gas safety certificate and EPC where due, and key handover service. Service Pack One is a leaner version at 7.5% for landlords who don't need the full bundle.
How long does it take to find a tenant?
In most London markets, we achieve an accepted offer within 7-14 days of going live. Prime markets sometimes take longer because the tenant pool is smaller and more selective; accessible markets are usually faster. Our rental-period guarantee starts from check-in day, so the tenant-find timeline is about reducing your void days, not about protecting against tenant turnover later.
What referencing do you run on tenants?
Full referencing pack: employment verification (or proof of funds for self-employed), credit check, current and previous landlord references, right-to-rent document check with photographic evidence, and bank statement review for three months. The pack is assembled by our in-house team and reviewed against a published pass/fail standard.
Do you charge commission during void periods?
No. Our management commission is charged on rent received only. When the property is empty, we're not charging you. Some agents structure contracts so commission continues to accrue during voids, always read the small print on clauses referencing 'rent due' rather than 'rent received'.

Property Management

Ongoing management scope, repair handling, compliance tracking.

What does full property management include?
Ongoing rent collection and payment to landlord, tenant liaison, maintenance coordination, quarterly inspections, mid-term inventory check, compliance certificate tracking and renewal, annual rent review support (Section 13 where applicable), end-of-tenancy handling, and re-letting under the rental-period guarantee. One named account manager handles everything.
How do you handle repairs and maintenance?
For routine repairs under an agreed pre-approved threshold (typically £300-£500), our team instructs directly and invoices you at in-house cost. Above that threshold, we send you a quote by email for approval. For urgent matters, gas leaks, water ingress, electrical failures, we authorise emergency callout and inform you immediately. Our 24/7 emergency line is staffed for managed properties.
How often do you inspect the property?
Quarterly safety walk-throughs as standard, plus a mid-term inventory inspection at around the six-month mark of each new tenancy. Inspection reports are filed against the property record. For properties in particularly high-wear use (large families, long-term lets of older stock), we recommend six-weekly for the first quarter.
How is rent paid out to me?
Rent is collected on the due date via direct debit or standing order from the tenant. We deduct the agreed commission and any authorised expenses, then pay the balance to your nominated UK bank account. Typical payout is 3-5 working days after receipt. Monthly statements are emailed the same day the balance is paid.

What compliance certificates do I need as a London landlord?
Valid gas safety certificate (annual, if gas is present), EICR, Electrical Installation Condition Report (every 5 years), EPC, Energy Performance Certificate (valid for 10 years, minimum E rating to let), plus deposit registration and prescribed information within 30 days of receipt. What's changed under the Renters' Rights Act 2025?
Section 21 no-fault evictions are abolished. All assured shorthold tenancies converted to a single periodic structure. A new Private Rented Sector Ombudsman handles tenant-landlord disputes with binding decisions up to £25,000. Landlords must register on the national property portal. Rent increases are limited to one per year via Section 13 notice. Our six-months-in review covers what's actually happening in practice.
What happens if a compliance certificate expires during a tenancy?
Legally, the certificate should be renewed before expiry. If it expires during the tenancy, you're in breach: exposed to blocked Section 8 claims, Ombudsman complaints easier to win, and insurance cover potentially voidable. On managed AIHPG properties, renewals are scheduled 30 days before expiry automatically. If you self-manage, set calendar reminders and don't trust your memory.
What does the property portal require?
Landlord registration is one-time and free. The property record must be kept current: updated on any material change including certificate renewals, tenancy changes, or landlord contact details. Properties let without portal registration carry a civil penalty of up to £5,000 per tenancy. Compliance in London has been running ahead of the national average.

What's covered when a tenant leaves early, and what isn't.

What is the 12-month rental period guarantee?
We guarantee a full 12-month rental period, not just the initial tenancy. If your tenant leaves inside that window for any reason, we find and place a replacement tenant at no tenant-finding cost, no re-letting fee, no re-referencing fee, no re-listing fee, no re-tenancy-agreement fee. Services specific to a new tenant (fresh clean, new inventory, certs that fall due), use any supplier you prefer, or we'll handle them at in-house rates with no mark-up.
What's specifically waived if my tenant leaves early?
The entire tenant-finding fee for the replacement. That includes new photography, re-listing across Rightmove, Zoopla and OnTheMarket, accompanied viewings, full tenant referencing, drafting a new tenancy agreement, and deposit registration.
What's NOT covered by the guarantee?
Services specific to preparing the property for the new tenant: a fresh end-of-tenancy clean, a new check-in inventory, and any compliance certificates that happen to fall due for renewal (EICR, gas safety, or EPC). You're free to use any supplier for these, or we'll handle them at in-house cost with no mark-up, typically less than half what a subcontracted supplier would bill.
Why only 12 months?
We guarantee what we can reasonably control. Tenant-finding is within our control, if the tenant leaves, we can find another. The physical condition of the property between tenants (cleaning, inventory, certificate renewal) depends on the tenancy that has just ended, which isn't something we can cover free without either charging more elsewhere or taking losses on that particular property. Honesty on what we can and can't do beats over-promising.

What paint brands do you use?
Farrow & Ball for feature walls and period-property schemes, Little Greene for full interior schemes, and Dulux Trade for high-wear zones such as kitchens, bathrooms, hallways and white ceilings. The paint is matched to the property type and rental price point rather than defaulting to the cheapest option.
How much does a typical between-tenancy decoration cost?
A cosmetic refresh (whole-property repaint) starts from £2,000 for a two-bedroom flat. A full decoration spec using premium brands with door hand-painting and kitchen cabinet refreshing is from £4,000. A full refurbishment involving kitchen or bathroom rip-out runs from £9,000. Every quote is itemised and specific to the property.
When is a refresh better than a rip-out?
In most cases. Our £4k vs £14k kitchen case study walks through the economics. A cabinet respray with new doors, worktops and hardware achieves the same rental uplift as a full rip-out in roughly 4 out of 5 cases, at about a third of the cost. Rip-outs are genuinely the right call only when the carcasses are structurally compromised or the layout is fundamentally wrong.
Can you work between tenants without extending the void?
Yes, and this is the primary reason our decoration service exists. Because our painters, inventory clerks and cleaners are all in-house, we schedule check-out, clean, decoration and check-in as a single coordinated turnaround. A two-bedroom cosmetic refresh typically completes in 5-7 days, versus 2-3 weeks when a landlord coordinates separate contractors.

Overseas Landlords

Can I let a London property from abroad?
Yes, and with the right setup it's considerably more manageable than most first-time overseas landlords expect. The essentials are: register with HMRC under the Non-Resident Landlord Scheme (NRLS) so rent is paid gross, open a UK bank account dedicated to the property, and engage a UK-based property manager who can handle day-to-day compliance and emergency response. What is the Non-Resident Landlord Scheme (NRLS)?
Without NRLS registration, your letting agent is legally required to withhold 20% of your gross rental income at source and remit it to HMRC. With NRLS registration (form NRL1 for individuals), rent is paid gross and you handle the tax via UK self-assessment each January. Registration is free, takes about six weeks, and almost everyone qualifies.
Do I need a UK bank account?
Strongly recommended. UK rental payments, tax returns, contractor invoices and tenant deposits all flow through the UK banking system more smoothly than through an overseas account. Most UK high-street banks will open an account for a non-resident; Wise Business and Revolut Business are also widely used and faster to set up.
How have the Renters' Rights Act 2025 changes affected overseas landlords?
Meaningfully. Before 2026, an overseas landlord could theoretically self-manage from abroad, relying on Section 21 if anything went badly wrong. Section 21 is gone. In its place, Section 8 grounds that require proper paperwork, plus a PRS Ombudsman that weights response times heavily in its decisions. Overseas self-management has become materially harder; most overseas landlords who previously self-managed are now switching to full property management.

How rent flows, commission structure, VAT.

When is my rent paid out?
Typical payout is 3-5 working days after rent is received from the tenant. The tenant's rent is received via direct debit or standing order on the due date, we deduct the agreed commission and any pre-authorised expenses, and pay the balance to your nominated UK bank account. Monthly statements arrive the same day the balance is paid.
How is commission calculated?
On rent received, not rent due. If the property is empty during a void period, we're not charging you. Commission rates are 7.5% and 8.5% on let only (Service Pack One and Two respectively), 8% and 10% on management (Standard and Fully Managed). Rates include VAT.
Is VAT included in your published rates?
Yes. All commission figures we publish are VAT-inclusive. You will see the VAT broken out separately on every monthly statement and invoice, but the headline percentage is the full cost to you. This contrasts with some agents who quote ex-VAT and surprise you with the uplift at signup.
What happens if my tenant misses a rent payment?
On managed properties, we follow a pre-agreed arrears protocol: first reminder on day 1, firm reminder on day 7, formal arrears letter on day 14, and statutory grounds for Section 8 engaged at two months' arrears under Ground 8 of the revised grounds. Throughout, we keep you informed by email and maintain the documentation needed to support a future possession claim if it comes to that.
