A well-maintained Victorian townhouse on a quiet Islington terrace, between tenancies. The landlord wanted it presented at its best before the next occupants, the bones were sound, the work was cosmetic but thorough. Full repaint top to bottom, careful regrouting and reseal across both bathrooms.

All walls, ceilings, and woodwork repainted in a consistent Dulux Trade scheme across four bedrooms, two reception rooms, two bathrooms, hallway and landings. Both family bathrooms fully regrouted with new silicone around baths, basins and splashbacks. Not a letting job, the landlord was preparing the house for his son and family to move into. The landlord needed a tired two-bed mansion block flat brought back to let-ready condition before re-marketing. Dated fixtures, legacy wiring, a disused burglar alarm from the 1990s, and a kitchen that had seen fifteen years of tenants. Scope covered every room, from boiler service to new flooring throughout.

What landlords ask us

Do you use premium paint brands?

Yes. Our standard specifications use Farrow & Ball for feature walls and period-property schemes, Little Greene for full interior schemes, and Dulux Trade for high-wear zones such as kitchens, bathrooms, hallways and any white-ceiling work.

We match the paint to the property type and the rental price point rather than defaulting to the cheapest option. For prime-market properties (Chelsea, Notting Hill, Knightsbridge, Marylebone) the paint spec is always premium. For accessible-market properties we'll recommend Dulux Trade throughout with Farrow & Ball or Little Greene on feature walls only, to keep the cost proportionate to the rental income.

Are your electricians and gas engineers properly accredited?

Yes. All electrical works that affect an EICR are carried out by NAPIT or NICEIC registered electricians. All gas installations and boiler works are performed by Gas Safe registered engineers. We hold accreditation numbers on file and can provide them on request for any specific job.

Can you work between tenancies without extending the void period?

Yes, and this is the primary reason our decoration service exists. Because our painters, inventory clerks and cleaners are all in-house, we schedule the check-out, clean, decoration and check-in as a single coordinated turnaround, usually completed within 5 to 7 days for a two-bedroom cosmetic refresh, versus 2 to 3 weeks when a landlord coordinates separate contractors.

What's the minimum job you'll take?

We handle jobs from a single room repaint (typically £300–£500) through to full multi-room refurbishments (£9,000 upwards). There's no minimum, if a property has a single wall with damage to touch up between tenants, we'll schedule it as part of the turnaround rather than treat it as a separate job.

Do you provide before/after documentation?

Yes. Every decoration job is documented photographically before work begins and immediately on completion. This becomes part of the property record and is useful both for future tenancy disputes and for marketing the property to its next tenant.

Can you handle listed and conservation-area properties?

Yes. A meaningful share of our decoration work is in listed Georgian and Regency properties in Marylebone, Kensington, Chelsea, Notting Hill and Hampstead. For these properties we use conservation-experienced decorators and electricians, and we handle planning consent where external works are involved. Budgets and timelines reflect the constraints.
