Renting out a property in the capital means holding a short, specific set of safety and energy documents. The three that apply to almost every tenancy are the EPC, the Gas Safety Certificate and the EICR. EPC

Energy Performance · £85 · valid 10 years

An Energy Performance Certificate rates the property's energy efficiency from A to G. You must hold a valid EPC of at least band E to let legally, and it has to be given to the tenant at the start of the tenancy. Our assessor surveys the property and lodges the certificate on the national register, usually within a couple of working days.

Gas Safety (CP12)

Annual · £85 · renew every 12 months

If the property has any gas appliances, a Gas Safe registered engineer must inspect them every year and issue a CP12 Gas Safety Certificate. A copy must reach the tenant within 28 days of the check, and before a new tenant moves in. We carry the renewal date for you so the certificate never lapses between tenancies.

EICR

5-yearly · £170 · fixed-wiring report

An Electrical Installation Condition Report confirms the fixed wiring is safe and meets the standard required for rented homes. It is valid for up to five years, and any C1 or C2 fault must be put right before the report can pass. Where remedial work is flagged, our in-house electricians quote, complete and re-test it without waiting on an outside firm.

What certificates do landlords need in London?

Most London landlords need three core certificates: a valid Energy Performance Certificate (EPC) of at least band E, an annual Gas Safety Certificate (CP12) for any property with gas appliances, and an Electrical Installation Condition Report (EICR) confirming the wiring is safe. Depending on the property you may also need smoke and carbon monoxide alarms fitted and, for HMOs, additional licensing. How often do landlord certificates need renewing?

A Gas Safety Certificate (CP12) must be renewed every 12 months. An EICR is valid for up to five years, or sooner if the report recommends an earlier re-inspection. An EPC lasts ten years. Do landlords legally have to provide these certificates?

Yes. A Gas Safety Certificate and an EPC must be given to the tenant before or at the start of the tenancy, and electrical installations must meet the standard evidenced by an EICR. Failing to hold valid certificates can lead to fines, an invalid Section 21 notice, and difficulty obtaining a landlord licence. The certificates are a legal requirement, not optional paperwork.
