The Islington rental market in 2026
Islington covers N1, N5 and N7, three postcodes with very different rental profiles. N1 (Angel, Barnsbury, Canonbury) commands the highest rents and the strongest demand, driven by tenants working in the City and Tech City who want a short Victoria or Northern line commute. N5 (Highbury, Arsenal) has become steadily more family-oriented over the last five years, with good primary schools and larger Victorian conversions pulling in longer-term tenants. N7 (Holloway, Tufnell Park) remains the most accessibly priced of the three and sees heavy demand from young professionals and shared tenancies close to Arsenal station and the Overground.
As a broad guide, a one-bedroom flat in N1 currently lets in the £1,900–£2,300 pcm range; a two-bedroom flat sits around £2,400–£2,900 pcm depending on period features and outside space; and a three-bedroom house, particularly off Upper Street or around Highbury Fields, can exceed £4,000 pcm. These figures move quickly, the difference between a listing priced at market and one priced £100 pcm too high is often the difference between letting in a week and letting in six. Accurate pricing, informed by current comparable evidence rather than last year's Rightmove archive, is the single biggest lever a landlord has in Islington.
Who rents in Islington
The tenant profile in Islington skews towards professionals in their late twenties to early forties: finance and professional services in N1, creative and tech-sector tenants in N5 and eastwards, and a mix of younger professionals and sharers in N7. Corporate relocations are common in the best-presented N1 flats, particularly around Duncan Terrace and the Barnsbury Conservation Area, and these tenants will pay a premium for a property that is fully compliant, professionally cleaned, and ready to move into on the first viewing. Families are a growing share of the N5 market and tend to commit to longer tenancies, which makes early-stage referencing and a carefully drafted tenancy agreement worth the extra time.
Overseas tenants, particularly from Europe, North America and East Asia, make up a meaningful share of the market in N1. Where a guarantor or six months' rent in advance is involved, the referencing process is different to a standard AST and the paperwork needs to reflect it. A landlord who has simply inherited a template tenancy agreement from a previous letting will often find it does not stand up to scrutiny in these cases.
The housing stock, and the compliance quirks it brings
Islington's housing stock is unusually varied for a single borough. Grade II-listed Georgian terraces around Islington Green and Canonbury; large Victorian conversions in Highbury; post-war ex-local-authority blocks around Holloway Road; and a steady supply of new-build apartments along the Regent's Canal and the Angel basin. Each presents different compliance considerations for landlords.
Georgian and early-Victorian properties often have original electrical layouts that have been added to over decades. An EICR on this kind of property is rarely a simple pass: unsatisfactory findings around sub-mains, earthing and older consumer units are common, and remedial work needs to be scheduled before a new tenancy, not during one. Listed-building status also constrains what can be done: spur wiring and surface-run cable are rarely acceptable, so a competent electrician who has worked in conservation properties matters.
Ex-local-authority flats in N7 have a different set of issues: typically around fire doors, communal electrical cupboards, and the freeholder's role in supplying gas safety records for communal plant. Landlords in these buildings often run into gaps where the freeholder's compliance paperwork is not transferable to the individual flat, and the landlord needs their own records. New-build apartments, by contrast, are usually straightforward on compliance but throw up service-charge and block-management issues that can delay a letting if not handled early.
Transport and why it matters for rentability
Islington is served by the Victoria, Northern and Piccadilly lines, plus the Overground at Highbury & Islington and Caledonian Road & Barnsbury. The Victoria line from Highbury & Islington is, for most City-bound tenants, the decisive factor, a property within a seven-minute walk of the station lets for noticeably more than an equivalent property fifteen minutes away, even on the same street pattern. Angel (Northern line) serves a similar role for tech-sector tenants commuting to King's Cross and the West End. Canal-side properties along the Regent's Canal add a lifestyle premium but often carry damp-management considerations the landlord should be ready to explain to tenants.
