The Fulham rental market in 2026

Fulham, SW6, and parts of SW10 along the river, is one of London's most stable rental markets. Tenant profile is heavily weighted towards young professionals, couples and families, and average tenancy length is longer than in comparable central London areas. The market is relatively predictable: properties in good condition at the right price let quickly, and annual renewals at market rent are the norm rather than the exception.

Indicative 2026 rents: a one-bedroom flat in a Victorian conversion lets at £1,700–£2,200 pcm; a two-bedroom runs £2,300–£2,900 pcm; and a three- or four-bedroom family terrace in the best streets around Parsons Green, Hurlingham or Peterborough Estate lets at £3,500–£5,500 pcm, with exceptional properties reaching materially more.

Who rents in Fulham

Fulham's tenant base is predominantly young professionals, finance, law, consulting, marketing, and an increasing share of young families who have priced out of Chelsea and Kensington but want proximity to the same school catchments and amenities. Rugby, cricket and social-club culture in the area (Harlequins, Fulham, Chelsea) supports a consistent share of sports-adjacent professional tenants.

Tenancies are usually 12–24 months with strong renewal rates, especially from families. Corporate relocations are a smaller share than in central markets but still consistent, particularly around the Fulham Broadway and the riverside pockets.

The housing stock, terraces, mansion flats and riverside

Fulham's housing stock is dominated by late-Victorian terraces and their conversions, supplemented by purpose-built mansion flats and a growing supply of riverside new-build apartments along the Thames at Imperial Wharf.

Victorian terraces and conversions are the bulk of the letting market and bring the usual period-property considerations. EICR remediation on older consumer units is routine at each tenancy turnover; condition recording of period features (tiled hallways, original fireplaces, sash windows) needs to be detailed in the check-in report to avoid deposit disputes.

Mansion flats, including the well-regarded blocks around Parsons Green and along the New King's Road, typically have straightforward communal compliance and reliable freeholder paperwork.

Riverside new-build apartments, particularly around Imperial Wharf, are almost entirely all-electric, straightforward on individual-flat compliance, and complex only at the block-management interface.

Transport and local character

Fulham is served by Parsons Green (District), Fulham Broadway (District), Putney Bridge (District), West Brompton (District and Overground) and Imperial Wharf (Overground). The District line remains the primary commuter route, with good reach to the City via interchange. The Overground from Imperial Wharf and West Brompton has added connectivity that has benefited riverside rents since it opened.

Local character is anchored around Parsons Green, which reads as the village centre of family Fulham, and the commercial cluster around Fulham Broadway. The streets between the river and the Fulham Road have a distinct, quieter residential character; the streets north of the Fulham Road and west towards Hammersmith read as more mixed and more accessibly priced. Marketing should reflect which Fulham a specific property sits in.

What we do for Fulham landlords

Fulham landlords benefit from the bundled in-house model most where the property is family-let and held long-term (repair response and routine inspection matter for renewal rates), where the property is a period terrace (EICR and gas remediation needs experienced handling), or where the landlord owns more than one Fulham property and wants a single point of contact.

  • Let only service with compliance included at a single commission
  • Full property management with routine inspections calibrated to family-let norms
  • Period-terrace EICR and gas remediation handled by our preferred contractors
  • In-house decoration and small-renovation between tenancies, scheduled inside the void
  • No re-letting fee if a tenant leaves during the rental period: standard service costs (cleaning, inventory, certificates) apply for the new tenancy
