Notting Hill covers W11 (the core Notting Hill area) and parts of W2 (Westbourne Park, Bayswater fringe). It is one of London's most aspirational rental markets, heavily weighted towards international tenants, creative-industry and media professionals, and corporate relocations, with a consistent share of single professionals and couples at the top of the market.

Indicative 2026 rents: a one-bedroom flat in a period conversion lets around £2,200–£2,900 pcm; a two-bedroom with garden-square access or outside space runs £3,000–£4,000 pcm; and a three-bedroom mews house or garden-square-facing flat exceeds £5,500 pcm and, for the most distinctive properties, can reach materially more. Garden-square access, where the tenant receives a key to a communal garden, is a genuine rental premium and needs to be documented correctly in the tenancy.

Who rents in Notting Hill

Notting Hill's tenant base is a distinctive mix of international tenants, creative and media professionals, senior corporate relocations, and established UK professional households. Many of the highest-value tenancies are placed through relocation agents and family offices rather than through traditional tenant enquiry, which changes the referencing process and the expected paperwork.

Garden-square access is a defining feature of the area: residents of surrounding houses hold keys to the communal garden, and this right is attached to the property. Transferring this correctly to a new tenancy needs to be documented, and the tenant's access provisions (whether dogs are permitted, what hours apply, whether events are restricted) should be recorded in the tenancy agreement.

Mews cottages, typically two- or three-storey two- or three-bedroom properties behind the main terraces, are particularly sought after by international tenants and command a clear premium over an equivalent flat on the main street.

Transport and local character

Notting Hill is served by Notting Hill Gate (Central, Circle and District), Holland Park (Central), Westbourne Park (Hammersmith & City and Circle) and Bayswater (Circle and District). Central line reach to the City and Canary Wharf (via the Elizabeth line at Tottenham Court Road) makes the area a reasonable commute for financial-services tenants despite the geographic distance.

The local character shifts sharply block-by-block. The streets around Westbourne Grove, Ledbury Road and Portobello Road read as Notting Hill's cultural core and attract a creative and international tenant base. Holland Park is quieter, more established, and attracts longer-staying families. Bayswater is more tourist-facing and has a higher short-let presence, which affects how traditional tenants view some of its streets.
