The Camden rental market in 2026

Camden covers NW1 (Camden Town, Primrose Hill, Regent's Park fringe) and NW5 (Kentish Town, Tufnell Park, Dartmouth Park). The two postcodes read almost as different markets. NW1 is tourist-heavy, nightlife-adjacent in its southern pockets, and very prestigious around Primrose Hill; NW5 is calmer, more residential, more family-oriented. A landlord whose property sits on the boundary should understand which postcode the tenant base is actually coming from.

Indicative 2026 rents: a one-bedroom flat in NW1 lets around £1,900–£2,400 pcm; a two-bedroom in a good block or period conversion runs £2,500–£3,000 pcm; and the most desirable Primrose Hill three-bedroom properties routinely exceed £5,000 pcm. NW5 tracks £200–£400 pcm below NW1 on equivalent stock, with the gap narrowing for properties close to Kentish Town station.

Who rents in Camden

Camden's tenant base is unusually mixed. Media, creative-industries and music-sector professionals are strongly represented, particularly in NW1. NW5 leans more towards academia and healthcare, the UCL and Royal Free catchments are within easy commute, and attracts a steadier, family-oriented tenant. Corporate relocations into Primrose Hill and the Regent's Park fringe are a consistent share of the high-end market and will pay materially above average for a property that is fully compliant, professionally presented and ready to occupy immediately.

Short-let demand is higher in Camden than in many other boroughs, but the council's enforcement of the 90-night rule is increasingly active. Landlords considering short lets as an alternative to an AST should understand the legal exposure before committing, the compliance and tax picture is materially different.

The housing stock, listed stucco, Victorian and canal-side

Camden contains some of London's most architecturally significant rental stock and some of its most compliance-complex.

Regency stucco terraces around Regent's Park and Primrose Hill are usually Grade II-listed. Electrical remediation after an unsatisfactory EICR is materially more expensive and slower on listed properties because surface-run cable and visible alterations often fall outside what's permitted. A competent electrician who has worked in conservation properties is essential, and the landlord should budget accordingly.

Victorian terraces and upper-floor conversions across NW5 and the eastern side of NW1 are the bulk of the letting market. These bring the usual conversion issues: shared freeholder/leaseholder arrangements, older consumer units, and inventory considerations around shared hallways.

Canal-side conversions along Regent's Canal, including former industrial buildings, let at a premium but require careful condition recording, particularly around sash or steel-frame windows, high ceilings, and original features that will attract deposit disputes if not photographed precisely in the check-in report.

Transport and local character

Camden is served by the Northern line (Camden Town, Kentish Town, Tufnell Park, Chalk Farm, Mornington Crescent) and, indirectly, the Elizabeth line at Tottenham Court Road and Farringdon. The Northern line split at Camden Town, some trains route via Bank, some via Charing Cross, matters to tenants commuting to the City and will come up at viewings; getting the routing right in your listing is a small but meaningful credibility signal.

Primrose Hill is its own micro-market, with a tenant base heavily weighted towards families, media professionals and international corporate lets. Camden Town south of the canal is tourism- and nightlife-heavy, which affects the desirability of ground-floor flats and those on the main arteries (Camden High Street, Parkway). Kentish Town and Dartmouth Park are quieter, more residential, and read as the "family NW5" area, these properties tend to let to longer-staying tenants.
